Back in the 1980s Gary sold office equipment. He learned the sales profession
the old-fashioned way: cold-calling, setting appointments, product demonstrating and, finally, closing
the sale. He was a classic ‘closer'.
In the late 80s an agent said to him, “You should be in real estate. Selling properties is more
profitable than selling photocopiers. And it's a lot more fun.”

In October 1988, Gary opened a real estate office with a franchise network. He loved the idea of ready-made
programs: how to find sellers, how to sign up auctions, how to collect advertising money, how to do open-inspections,
how to get properties sold at auction and - the biggest focus - how to increase profile.

After more than a year's effort, Gary's profile was high but his profit was low. His wife asked, “With
all this work and all these results, where's our profit?”
Frantically, Gary began to search for a solution. He contacted other agents in the network who were supposedly
doing well. “Don't show me your profile, show me your profit,” he told them.
With a growing sense of horror, Gary realised his profit problems were not unique. Even though real estate
was booming, many agents were struggling. “I couldn't believe it. So many agents working hard for
small rewards. From the outside, they appeared successful, but inside it was another story,” he
said.
From that day, Gary Pittard realised that the most important word in the real estate business is PROFIT. “Without
profit, what's the point? Too many agents do too much work for too little profit. Big incomes do not
necessarily mean big profits.”
He decided to close his office and commence working in a profitable office as a real estate salesperson.
This gave him an opportunity to make a high income while at the same time researching methods of making
many more sales than those used by typical real estate people.
